Learn about the lease agreement
It’s recommended to use a real estate agency to find and rent a family home in Mauritius; their expertise and knowledge of the market will be valuable assets for you. For a long-term rental, here’s what is typically required:
- A commitment of at least one year for a long-term lease, renewable by tacit renewal.
- The first rent payment at the signing of the lease. Additionally, a security deposit of one to two months’ rent, which will be refunded at the end of the contract and the inventory of fixtures.
- Agency fees up to 1 months of rental.
- Supporting documents (identification, proof of income, etc.) to finalize your application.
- Clarification on who will cover certain expenses (water/electricity, management fees, etc.). Increasingly, residential projects offer a package including security services and maintenance of common areas.
In general, renting in Mauritius is more accessible and less restrictive than in other places. You won’t typically need to provide additional guarantees or take out home insurance.

The water distribution service is provided by the Central Water Authority (CWA), while electricity is supplied by the Central Electricity Board (CEB). In some cases, these bills are included in your rent and paid by the landlord.
Otherwise, you will receive them by post each month. You can settle your bills online, by credit card, or through your bank’s app. Payments can also be made directly at post offices or via your mobile operator’s app (My.T Money or Emtel Cash).
Gas cylinders can be obtained from gas stations and come with two types of nozzles, so it’s advisable to check beforehand.
Household employees
Despite an increase in prices in recent years, hiring household staff remains affordable. You can find a cleaner or a gardener on Facebook or by talking to your neighbors.
For example, the hourly rate for a cleaner typically ranges from Rs 150 to 200, plus transportation costs. Alternatively, you can opt for a private company to avoid administrative hassles (employee declarations, contributions, leave entitlements).
